Principal, interest, taxes, insurance (PITI)

Principal, interest, taxes, and insurance are parts of a complete mortgage payment. Principal is the amount applied to the debt balance, interest is the monthly-accrued financing charge, taxes are pro-rated amounts applied to the annual tax bill, and insurance is the pro-rated amount for the homeowner’s and/or mortgage insurance premiums.
